Brooks and Debartolo Collegiate High School (BDCHS) - Revised PD & Off-Site Sidewalk Design

Located along the west side of North Central Avenue, just north of 109th Avenue in the jurisdictional boundaries of The City of Tampa, this project included working within a tight timeframe to revise the existing PD to allow for this school use in time for BDCHS to open for the 2012 fall semester. In addition, as a condition of the PD approval, we designed a 1,500 LF MOL off-site sidewalk to service the school.

The Tire Choice at Colony Plaza

Located at the northwest corner of County Road 466A and Farner Place in the jurisdictional boundaries of Sumter County and The Villages, this project included a 5,882 square foot, 10 Bay automotive repair store called The Tire Choice within the uniquely constructed Publix development.

Longleaf Remedial Drainage Design

Built over 10 years ago, the Longleaf Community is a beautiful TND (Traditional Neighborhood Design) located on the northwest corner of SR 54 and Starkey Blvd. Through the years, some of the integrated roads, alleys, and parks have accumulated drainage problems that threaten the beauty and functionality of the community. We were hired by the Community Development District to examine each area identified as "problem" areas and proposed different design remedies that have worked wonderfully – the residents are very happy with the improvements we made.

LOL Bail Bonds

This project included a 2,200 SF MOL commercial office building called “Across the Street Bail Bonds” located next to a large wetland that we designed around (no impacts). The 6.4 acre property is located right across the street from the Pasco County Correctional Institute, on the west side of US Hwy 41, just south of Central Blvd in the jurisdictional boundaries of Pasco County, FL.

Lynmar Commons

Though this site is barely over an acre, we were able to design/permit two uses: a 5,000 SF MOL Christian Brothers Automotive repair facility and a 2,000 SF MOL Dunkin’ Donuts. This property is located on the southeast corner of Racetrack Rd and Lynmar Blvd in the jurisdictional boundaries of Hillsborough County, FL.

The Tire Choice At Carrollwood Village

Once a Boston Market building, we turned this property into a community tire store/automotive repair called The Tire Choice with added on-site drainage. This property is less than one acre in size and is located on the east side of Dale Mabry Hwy, north of Stall Rd in the jurisdictional boundaries of Hillsborough County, FL.

Keystone UMC - Turn Lane

Keystone United Methodist Church wanted to upgrade their new Fellowship Hall into a full-time daycare. To do so, Hillsborough County required a turn lane along Racetrack Rd and some minor modifications to the church parking lot to provide a safe drop-off / pick-up area.

Sunlake Northwest Master Drainage and Utility Design

Located on the north side of SR 54, west of Sunlake Boulevard in Pasco County, this project is approximately 65 acres in total land area and offers an exciting challenge. Working around significant floodplain impacts, we designed a master drainage system and lift station to serve several parcels totaling up near 100,000 square feet of office and retail space, including the recently constructed Rasmussen College.

The Tire Choice at La Plaza Grand

Everyone thought we couldn't fit a community tire store in such a small site (just over a half acre), but problem solving is our specialty. This project, located in the jurisdictional boundaries of The Villages along the east side of US 27/441, now includes a 6-bay, 4,200 SF MOL tire store with an underground (StormTech) drainage system.

The Tire Choice at Summerfield Crossings

Located along the north side of Big Bend Road in the jurisdictional boundary of Hillsborough County, this project provides a community-friendly 5,200 square foot MOL tire/retail store with associated parking and a shared access drive with a private road extension.

The Tire Choice in Venice

Located along the south side of Tamiami Trail, just west of Jacaranda Boulevard in the jurisdictional boundary of Sarasota County, this project includes a beautiful 5,200 square foot MOL tire/retail store with associated parking and a modified on-site drainage pond.

The Tire Choice at River Club POC

Located along the south side of State Road 70 just east of I-75 in the jurisdictional boundaries of Manatee County, this project includes a 5,882 square foot automotive repair store (The Tire Choice) within the recently constructed Wal Mart development.

Colony Key at Tierra Verde

Citrus Park Commons

Located on the south side of Citrus Park Drive just east of Sheldon Road in the jurisdictional boundaries of Hillsborough County, this project includes a left turn lane along Citrus Park Dr and various on-site improvements to make this current retail site more attractive for new businesses.

Keystone Crossings – Fast Food

Located on the southeast corner of Gunn Highway and Van Dyke Blvd, in the jurisdictional boundaries of Hillsborough County, this project includes a 1,769 square foot building with direct access onto Gunn Hwy and internal access to the existing Winn Dixie development.
